PowerHouse Data Centers (American Real Estate Partners)

PowerHouse Data Centers is a data center developer founded in 2021 and wholly owned by American Real Estate Partners (AREP), a real estate fund manager and developer based in McLean, Virginia. In Pennsylvania it's the joint venture partner of Pennsylvania Data Center Partners on the Pennsylvania Digital I campus in Middlesex Township near Carlisle, which the two companies announced in July 2025 as a $15 billion project starting at 1.35 gigawatts. The same two companies prepared the presentation for a proposed six-building campus in Granville Township, Mifflin County, where the applicant is Lewistown Development LLC, a Pennsylvania Data Center Partners subsidiary. The two companies' April 2026 letter to Monroe Township, Cumberland County, names PowerHouse as the joint venture partner for a possible data center there, a presentation they postponed in June.

PowerHouse says it has 140 data centers underway or in planning, totaling nearly 10 gigawatts in nine U.S. markets, and it's a partner with Blue Owl and Chirisa Technology Parks in a $5 billion development program supporting CoreWeave and other customers, starting with a campus in Chesterfield, Virginia.
