NorthPoint Development

NorthPoint Development is a privately held commercial real estate company based in Kansas City, Missouri, that builds industrial parks, apartments and data center sites, and it says it manages $20.9 billion in assets. In Pennsylvania it's developing the Amazon Web Services campus at the Keystone Trade Center in Falls Township, Bucks County, which it bought in 2021, and it proposed the 15-building Project Hazelnut campus in Hazle Township, Luzerne County, which the township denied and NorthPoint has appealed to Commonwealth Court. It also owns about 1,200 to 1,400 acres on Tresckow Mountain in Packer and Banks townships, Carbon County, where it has floated another data center, and in April 2026 it sold about 358 acres at Highridge in Butler Township, Schuylkill County, to a subsidiary of Nebius for $187.5 million.

NorthPoint says it holds 37 powered-land sites for data centers across 17 states, with more than 14,600 acres and 4,800 megawatts of potential power capacity.
