Machine Investment Group

Machine Investment Group is a New York real estate investment firm founded in 2020 that focuses on opportunistic, distressed and special situation deals, and it says its principals have invested about $2.5 billion across about 70 transactions. It's co-developing the Lancaster AI Hub for tenant CoreWeave with Chirisa Technology Parks in Lancaster city, after buying the two closed LSC Communications printing plants at 216 Greenfield Road and 1375 Harrisburg Pike for a combined $130 million in February 2025, according to WITF. In August 2025 funds managed by Blue Owl Capital closed a joint venture with affiliates of Chirisa and Machine that includes $4 billion in funding for the campus, and WITF reported that the Greenfield Road site sold that month for $75 million to a holding company that shares an address with Blue Owl's Chicago office.
