Affinius Capital
Affinius Capital is a San Antonio real estate investment manager that began in 1982 as USAA's real estate arm and took its current name in 2023 after combining USAA Real Estate and Square Mile Capital. It invests in data centers through Corscale Data Centers, a company formed in 2021 in which Affinius holds a minority stake that, together with a stake held by another company controlled by some Affinius owners, adds up to a majority. Its affiliate US Gravity Purchaser LLC bought the Project Gravity site in Archbald Borough on December 23, 2025, where Corscale has filed final plans for a 475 megawatt campus, and the Highlands East plan in Swatara Township lists its owner in care of Affinius Capital.
WVIA reports that Corscale, Affinius's data center partner, runs three data centers in Northern Virginia with two more under construction and has six projects in pre-development around the country.
