“Located at 30 Duquesne Light Dr, Elrama, PA 15038 (coordinates 40°15'08.1"N 79°55'04.1"W), this 18.7-acre former coal plant sitting on the Monongahela River retired in 2014 and has a retired capacity of 510 MW (see from the site, and it remains free for development. The site has been decommissioned, and remediation is in progress. The site is east of Elrama on the west bank of the river. It is zoned for industrial use, and the land and 32.6 acres of adjacent available land are rated as intermediately rugged. The site is treated as a presumptive brownfield with confirmed soil contamination and contaminated groundwater. FEMA designates the site as having a very low natural hazard risk but sitting in a floodway. The parcel is not located within or adjacent to a documented coal mining area and is, therefore, considered to have minimal mine subsidence potential; however, nearby parcels fall within a documented mineable coal area with confirmed underground mining activity and are, therefore, considered to have elevated mine subsidence risk. The site has easy access to major highways, the rail system, and the river. Transmission lines, a substation, and a natural gas pipeline are all adjacent to the site. The nearest installed broadband is ~4 miles away. The closest generator is ~12 miles away. The site sits on the Marcellus shale formation. The nearest wastewater treatment plant is ~1 mile away, and the nearest brownfield is ~0.5 mile away. There are ~1,930,750 people within 30 miles of the site.”
